Buying or selling a house in 2024? Here's what you can expect from the Canadian housing market, as interest rates are widely expected to start falling later in the year, lifting some of the pressure off of would-be buyers.
And, despite three consecutive holds from the Bank of Canada in its latest decisions, Ipsos polling conducted exclusively for Global News shows that many Canadians are feeling trapped by the rapid run-up in interest rates over the past two years.

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.

I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

I see the rising interest rate as a very big problem, as more investors will definitely pull out more money from the Stock market. This might have worked when I was still invest-ing with a couple thousand dollars, but it is more difficult now to decide whether to pull out more than $365k from my port-folio. I know some inves-tors still make that despite the strong bear market. In wish I could pull that feat

I think the whole thing about holding stocks for long term will always apply. So I think you should get a quality broker who is able to analyze and pick stocks that will do well in the long term, else you will be in a long bear ride.

You have a very valid point, I started investing on my own and for a long time, the market was really ripping me off. I decided to hire a broker, even though I was skeptical at first, and I beat the market by more than 9%. I thought it was a fluke until it happened two years in a row, and so I’ve been sticking to investing via an analyst.

Its not really the provinces but the municipalities. Sure Provinces could aggressively force cities to do things that are good for newcomers and the next generation, but its really cities that are doing half the damage... the other half is Trudeau and his minions of idiots.

Ok, if the problem is the demand outpaces the supply, how is that realistically fixed? Imagine you could change any laws you need, fund any programs you think would help. What would you do? I heard a builder say that even if he got the 'green light' to build 10 new multi-plexes in a year, he simply doesn't have the skilled workers to do it, no matter how much they are paid, they aren't trained yet, and he says it takes about 5 years for them to get trained, currently. So, how does that just get solved? Stop immigration for 5 years unless people coming over specifically have construction training? But they bring families usually who would not have that training.

Somewhere between : Low income housing development, Revised Zoning Laws and Regs, Revised Land taxation, Implement Rent Ceilings to adjust to income level (unlikely and probably going to backfire...), Getting rid of Carbon Tax and Rebates, making it logistically possible for people to actually own what they purchase... Re invigoration of Trade Schools and Skill Training Programs. Improvement of Domestic Population. Revision of Public School System. Getting kids to actually want to go to school. Set up a remedial regulation system for housing co ops; lessen the typical rigorous vetting processes for one. I dunno... Get creative?

@@justjoking5841 All good ideas, but there is a problem: Our current monetary-market based society isn't set up to motivate people to contribute creatively, it is designed to produce worker drones, flesh to be exploited for profit by the elite 1%. That's capitalism. That's the monopoly it trends towards. Despite people's interest in having a cooperative, creative town and smart regulations, that isn't going to happen until we re-invent the economy to end oppression. We can get informed, first and then take a path forward. Read: The New Human Rights Movement by Peter Joseph and Ubuntu Contributionism by Michael Tellinger and then check out the voluntary integrated community development program named One Small Town that can help the community achieve abundance and prosperity for all, step by step. Being greater, together, is far better than pushing everybody apart.

@@dangal9366 Trudeau campaigned on affordable housing in 2015. He did nothing. The cost of a home has doubled. While it maybe didn’t start on his watch he certainly was aware of the problem and did nothing about it. He is still doing nothing about it except putting a bandaid on an open chest wound. You sound like a Liberal supporter where nothing is ever Trudeau’s fault.

Those are the ones that came legally., while encouraging illegal immigration (irregular for you policitically correct fools). While people were abusing the student and work visas to gain entry and not return. Over 1 million a year in the last two years. Canada is among the highest in the world in immigration and population rise per capita in the world. So don't forget to place blame on this government, this wasn't inherited by them, they caused it.

I think big cities will return to peak when rates go down, as long as imm igration is high the demand will be there. However there are tons of small towns (out of communter distance) that are still stubbornly priced, these prices may fall 10, 20 or more % even if rates go down. No one is going to pay 750k for an average house in central rural Ontario anymore.

It's changing to a buyers market especially outside the GTA. Buyers are coming in with low ball offers take it or leave it. Also the rental market is saturated as renters are moving out of Ontario due to expensive cost of living.

To help solve housing affordability, allow low income earners to deduct total or part of the mortgage interest on their tax return. With an income scale of course, the lower the income the more interest you could deduct.

If he had thought about monetary policy, the massive debt that Canada carries might have served a purpose ie free post secondary education, building water treatment facilities for northern communities, protecting our forests from fire, Healthcare, helping those who are addicted to drugs with recovery programs, preventing illegal.gun smuggling into Canada. The issue right now is that property taxes (municipal) are often really low for established Canadians but for rentals and new builts its massively overpriced effectively subsidizing the established Canadians with lower property taxes. In other words you're likely paying less money than the services you get back from the city and immigrants and young people are paying the difference for you.

In 2025 people who bought houses at 1.5 to 1.8% interest rates will renew for 7% which would mean a doubling of their already stressed mortgage. Could mean an extra 3k for the average house... I have a feeling that if Trudeau stays in power we'll see a lot of houses go on the market and a lot more suffering. This summer its the 3% mortgages that go to 7%....

I guess this is easy to fix. If goverment asks banks to not lend money on a rental property or Heloc many people with 2 or more properties will sell it (as they will have to pay their rental property mortgage in full) so prices will go down (due to many houses selling in the market). They will need to sell them really quick. I think the problem was many people making 60 k yearly buying apartments with Heloc or 2nd mortgage. GST on new properties must to be removed.

People are working double shifts to pay interest to banks. Even if the interest rate goes down not going to impact on mortgage because people hike the prices again. Canada is broken down. Government has no control on builders and developers. They are making almost triple profits. Canadian people are suffering from this housing market scam

We need to normalize a simple lifestyle and stop normalizing debt. Huge SUVs, huge houses and private universities are simply not necessary. I live within my budget and I sleep better at night knowing that if I lose my job tomorrow, ' be fine. I didn't buy the biggest house. I bought the one I could comfortably repay

Sam Cooper, in his book, "Wilfull Blindness", explains that the housing crisis is largely the result of money launderers washing their dirty money through Canadian real estate. The book is eye opening and highly recommended.

I feel like most of these comments are valid to a degree- My personal opinion- we need our government to allocate tax payer funds more appropriately and more beneficial to canadian citizens imminent needs (ie. housing, drug issues, homelessness vs. social issues outside of the country)

Scenario 1 : Rate cut demand goes up slightly along with house prices again, and my kids still can even dream of buying a home. Scenario 2 : Rates hold steady or go up, maybe immigration is dialed back to ease demand, home prices go down, and everyone who bought during covid hands their keys to the bank. Im no expert, but the whole system is out of whack and someone is going to suffer one way or another.

To make homes affordable the solution is not to reduce the interest rates. The solution is the home prices dropping down. How is that possible? By keeping the interest rates higher. Yes some of the people will lose their homes, but that's their fault, life is all about decisions, they shouldn't have bought these homes with sky rocketed prices and get in to more then half a million mortgages. That was their decision, and now they will pay the consequences for their own actions. These people made a bad decision, why should we stop the processes of having the housing price correction? So we can save their homes? Nop sorry, that won't happen.
